A Mortgage Valuation Report (MVR) is normally instructed by a mortgage lender, to help form their decision on the value of a property for loan purposes. It is important to note that this is a limited inspection and not a survey – only visible defects that have a material effect on value are reported. The sole aim of this restricted inspection is to provide an opinion of market value of the property and advise whether the property is suitable to lend on.
